Swapnil Agarwal founded Nitya in 2013.

The firm he leads manages about $3.0 billion of value-add apartment communities across the United States.
He also founded the in-house property management company, so acquisitions, asset management and operations stay under 1 accountable team from purchase to sale. He leads the investment strategy and the relationships with investors.
In 2023 he was named a national finalist for the EY Entrepreneur of the Year award. He named the firm Nitya, Sanskrit for eternal, because it is built to hold through every market cycle.
